Project Description: This 85,000 sf mixed use development is in the heart of downtown Royal Oak. The building is 4 stories of wood framed residential levels over a composite steel beam and slab podium with ground floor retail and parking. The lateral system is combination of masonry and wood shear walls.

The upper floor set back required a unique transfer truss and post and beam system to accommodate the open floor plan below. Additionally, the foundation system was lowered to incorporate an underground storm water retention system.
